Located in North Ballard, this project developed under heavy constraints which informed our approach to a simple and honest modernism.  In a saturated market, our goal was catching the eye with an elegant play on module in the arrangement of apertures, crisp details, and subtle textures in the finishes to compete in a price point market with some direction from youthful first-time developers who are familiar with the local market.  Navigating the permit process while maintaining valuable square footage, the end resulted in architectural decorative elements and crisp detailing to give street frontage appeal.
